Brief Description
Document stating the Deed of Conveyance and Mortgage between George S Whitmore, John Roberts and the New Zealand Loan and Mercantile Agency Company dated 17-20 December 1880 and 22 November 1822 in regards to land around the Hawke's Bay Region.

First section of document sets out the sale of land by George S Whitmore to John Roberts on 18 December 1880. This includes three separate sections of land in Ahuriri and elsewhere for a total area of 4500 acres, 2 roods and 15 perches. Includes 15 and 10 shilling stamps and the Monarch's Seal for New Zealand.

Second section of document sets out the transfer of Whitmore's land to the New Zealand Loan and Mercantile Agency Company until full payment made by Roberts and dated 20 December 1880. Includes declaration by Hugh Handyside as Attorney. Includes 15 and 4 shilling land deed stamps, as well as a two shilling and sixpence stamp duty.

Third section of document sets out the final payment from Roberts to Whitmore, facilitated by the New Zealand Loan and Mercantile Agency Company, at £45 000. Includes details of First to Fourth schedules setting out the boundaries and acreage of land being sold and at what cost. Includes four 50 pound and single 25 pound stamp's for duty as well as a single 10 pound, single 5 pound and a 20 shilling land deed stamp.

Fourth section includes maps and boundaries of sections for sale. Section A includes a large part of the Ahuriri area with Pā Poroporo, Pouka and Ragiruri Islands in the Tuktuki River. Section B includes single and multiple sections labelled 1 to 12, some of which are along the Maraetutara, Alma and Tukituki Rivers. Section C includes only single sections, some of which are on Beach Road.

Fifth Section states that the New Zealand Loan and Mercantile Agency Company accepts that John Roberts has made full repayment of the loan given to him to purchase the mentioned property and dated 22 November 1882. For full repayment the title of land ownership is then transferred to his name. Includes company seal and number 4050.

Acting on behalf of John Roberts was Arthur Cotterill of Wilson and Cotterill of Napier. Clerk for Wilson and Cotterill was George Edwards. John Roberts signature witnessed by his attorney Hugh Handyside. Multiple signatures from all parties involved. Signed on behalf of the New Zealand Loan and Mercantile Company was George Burgoyne Owen, Samuel Browning and David Lumind Murdoch.
