View of Marine Parade from Bluff Hill looking south towards Awatoto thought to have been taken in July 1938. In the left foreground are a children’s playground, the Swan Memorial Children's Paddling Pool (opened 1918) and the Municipal Baths (opened 1909). Further along the esplanade are the Tom Parker Fountain (1936), the Veronica Sunbay (designed by J T Watson, built 1934), the Soundshell (designed by J T Watson, built 1935), and the Skating Rink. The Clive Flood Memorial stands on the corner of Marine Parade and Byron Street.

Among the buildings visible along Marine Parade are the Hawke’s Bay Club (designed by Walter Phillip Finch, built 1906), the Napier Courthouse (designed by William Henry Clayton, completed 1875), the Borough Council Chambers (built 1874), and the Masonic Hotel (designed by Prouse & Wilson, completed 1932). The T & G Building designed by Atkin & Mitchell (completed 1936-37) is visible on the corner of Emerson Street and Marine Parade.

To the right of Marine Parade, Hastings Street is visible. A sign advertising Blythes (drapers, milliners and house furnishers) can be seen along Hastings Street.
