The land lots with area sizes are situated 4 miles from the Takapau railway station and adjoins Ashley Clinton, around the Mangatewai River, the Tukipo River and Ashcott settlement. The land is said to be the best Oat & Turnip land in Hawke's Bay. There are 30 land blocks from 11 to 300 acres in size.
The Sherwood Estate borders the land for sale at the North with Burnside settlement to the South, fronting the road to Takapau - being 5 miles distant. T Howse has land at the West side, bordering lots & Ashley Clinton Village, which also borders Mrs Ellingham's property. The homestead buildings are located on lot 27, bordering the Mangatewai River.
